Martin America began in 2005 as an idea of Troy Martin to open flight schools throughout the United States using a highly sophisticated and advanced training syllabus which limited flight training to IFR certification. During that time Martin was contacted by Bob McDaniel, manager of the Saint Louis Downtown Airport to inquire if Martin would be interested in locating a school at his airport. The Campus will be located on 180 acres, most of which are part of the Saint Louis Downtown Airport, located in Illinois, just a short distance from Saint Louis Missouri. The Campus will be home to (34) office condominium buildings, one of which houses a bank and hotel, (15) parking garages including garages in The Multiplex building, (10) eleven story residential condominium towers, eating facilities and (12) aircraft hangars.

Daryl has extensive experience in the communications industry that spans two decades including numerous projects with both Sprint and Cisco, two key Martin America partners.

THE MARTIN GRAND HOTEL

The Martin Grand Hotel will serve the needs of The Campus business community. The hotel will provide a pleasant and professional experience from check-in to checkout. Over 200 spacious suites and more than (30) executive suites complement The Campus with meeting/banquet space, fine dining, etc. The hotel will be owned by the Office Condominium Owners Association. The entire property will operate as a five star facility.

THE MARTIN CAMPUS BANK

The Martin Campus Bank will serve the needs and interests of the Condominium and Leaseholder Associations, the corporations doing business on The Campus and the thousands of daily employees and visitors. The Bank will focus on the following lines of business: consumer lending, merchant services, corporate lending, payroll services, online banking and credit cards. The bank will provide services as directed by the owners association.

THE MARTIN CENTER OFFICE CONDOMINIUMS
-
The Martin Center which serves as the main focal point of The Campus, houses The Campus Bank, Martin Grand Hotel and other services is also home to a sperate type of office condominiums. These condominiums, unlike the other two types requiring the purchase of an entire building or entire floor, enables a purchaser to acquire space ranging from 1K SF - 10K SF. The cost is $2K SF. Office condominium space in the center is limited.

Cintas has an exclusive (99) year contract with Martin America for all uniforms, office campus kitchens and baths master cleaning, document storage and destruction, floor mats, on site dry-cleaning, certain fire related services and other such ongoing services. MAINTENANCE OF THE GROUNDS & BUILDINGS
-
The maintenance program of Martin America was designed to be that of a five star resort, a great waiter in a fine restaurant where they are rarely noticed but your table wants for nothing or a leaf is picked up before it hits the ground. Office cleaning is included in the monthly condominium fee as is building maintenance, window cleaning, grounds maintenance and a host of other services that are necessary and required to maintain.

THE MULTIPLEX & VISITORS ON THE CAMPUS

Located at the (13) lane entrance of The Campus is the multiplex. The building houses the visitor center, security operations, generators, emergency vehicles, secure parking for the limousine fleet and parking for The Campus ( PRT) main hub. All visitors must register with security and receive a coded card, proceed to the forth floor parking deck and take the PRT to and from their destination, programmed into their visitor card.

EMERGENCY ASSETS & PROCEDURES

The physical health and safety of people working on The Campus has been paramount to the designers and builders. Much detailed thought went into topics such as; emergency response, fire prevention/control, evacuation, cross training of campus personnel, emergency vehicles, facilities and staff selection and well trained and experienced premise physical security. The Campus has been designed to deal with any type of emergency.

MARTIN AMERICA SERVICES NOT FOR PROFIT

With the exception of the Martin Campus Bank, all campus facilities, all of which will be owned by the (Martin America Condominium Owners Association) are designed to operate on a not for profit basis. This includes all eating facilities, hotel, transportation and other assets of the Owners Association. This means that all employees working on The Campus will pay cost for eating at one of the many food service facilities or dining at the hotel.

MA CONDOMINIUM OWNERS ASSOCIATION

All condominium owners will be members of The Martin America Condominium Owners Association. This entity will own (7) Gulfstream aircraft, (3) Sikorsky executive helicopters, (15) Rolls Royce limousines The Martin Grand Hotel, all restaurants, retail, commercial and medical space, The Campus PRT and this names but a few of the assets. Service & transportation assets available for use to all Condominium Owners at cost.

If a picture is worth thousand words, the Enclos story is a library. Founded in 1976, Enclos operates under the names of Harmon Contract, Harmon Ltd., and Enclos Corp. THE CAMPUS DINING & FOOD COURTS

The Campus is designed with (6) food courts evenly placed throughout The Campus, all located on The Golden Mile or main street. (3) food courts are located on the south side of the west portion of The Campus and (3) are located on the south side of the east portion of The Campus. The Golden Mile is actually one and one half mile long. By placing the food courts evenly throughout The Campus the facilities are easily accessible to all buildings.

THE CAMPUS GRAB "n" GO FOOD SERVICE
-
There are (18) Grab "n" Go's located on the north side of The Golden Mile. These facilities are nestled between all of the (19) four floor office buildings and overlook the airport. The purpose of the Grab "n" Go's is to enable the entire population to have conveniently located facilities to get a quick cup of coffee, roll, juice, etc. in the morning to a ready made sandwich or light lunch at noon. There will be seating provided although most business will be take out.

Siemens is responsible for designing, installing & maintaining Martin America's all inclusive fire suppression systems. This monumental task includes all office condominiums, restaurants, hotel, bank, aircraft hangars, commercial, retail & medical areas, the Martin Center, Multiplex, parking structures and each of the (10) residential condominium towers, including each individual condominium unit.

MARTIN AMERICA EXECUTIVE HANGARS
-
(12) hangars house the $250M (8) Gulfstream Aircraft and (3) Sikorsky Helicopter Fleet. (2) hangars are reserved for temporary housing for visiting or condominium owned aircraft. The hangars are separated in two clusters, (6) each, one cluster on the west airport side of The Campus, the other on the east side of The Campus. Each hangar measures 120'W X 120'D X 35' H. The hangars as well as aircraft are protected by Siemens designed security.
