Located in "Middle America", Martin America is a luxury office condominium campus (referred to as "The Campus") on grounds, in part, of a federally regulated airport. The airport, purchased in 1965, is owned by the Bi-State Development Agency. Martin America also includes residential condominiums located on private property adjacent to the office condominiums (individually referred to as "The Residences" or "The Estate"). Purchasing a condominium is a turnkey transaction. Your office or residence purchase includes membership in the Martin America Condominium Owners Association, which will charge a monthly fee for the ongoing operation of property. Because some owners will use more services than others, the fee will consist of a base charge and a separate assessment for overage services. The Assets

All office & residence condominium owners will be members of The Martin America Condominium Owners Association. This entity will own:

Eight (8) Gulfstream private luxury jet aircraft, Three (3) Sikorsky executive helicopters, (15) Rolls Royce Phantom limousines just naming a few of the entity assets.

The assets will be available for use to all condominium owners at cost. The assets are operated on a non-profit basis due to the fact they are owned by a non-profit entity (The Condominium Association.)

Because the direct ownership of these assets lies with the condominium association, in most cases, they will not have to be detailed on the individual condominium owners line item asset sheets.

Other assets owned by the Condominium Owners Association is the four (4) mile ULTra Personal Rapid Transit (PRT) System, The Multiplex Building, backup power station, the central controls including computers and equipment for the sophisticated massive security system, all office parking garages and all office related common and limited common elements of the office condominium campus including (5) restaurants, (5) pubs and (12) "grab n go" type eateries.

The Martin America Condominium Owners Association will be operated under the terms of a (99) year contract with Martin Aviation Group.

Office Condominiums

$1,500 USD -$2,000 USD per SF and 56,800K SF - 386,400K SF in size. With the exception of The Martin Center and several designated buildings enabling the purchase of specific size areas, all purchases will be made on a building basis. The cost of individual buildings range in price $85.2M - $579.6M and will be located on approximately 180 acres.

The Martin Center includes The Martin Campus Bank, 183K SF (west end) and The Martin Grand Hotel, 183K SF (east end) with the building center consisting of 216K SF or 582K SF in total with a price tag of $1B. Between the bank and the hotel is The Center itself. The Center houses 216K SF of office space which includes its massive entrance. The Martin Center is a Grand a Structure imaginable. Condominium Office Space in The Center Office Space is available in sizes ranging from 1K SF - 10K SF and is priced at $2K SF.

The Residences

Ranging in price from $25M to $29M and 30K SF in size located on approximately 30 acres within the 180 acre secure complex. The Residences each occupy one entire floor exceeding 30K SF which includes two 100' X 16' terraces, two on each floor, one on each end of the tower, emergency stairs and elevator shafts. Each residence is detailed with only the finest such as Gaggenau kitchens, luxury home theaters, custom designed bar including all equipment imaginable. two kitchens and butlers pantry, eight full baths, four half baths, fully equipped gym, fully equipped game room including an impressive array of equipment including vintage juke box and vending equipment, professional regulation pool table..., custom designed chandeliers and lighting, private elevator, pool, sauna, whirlpool, steam room, tanning room, assigned private first floor covered parking, remote controlled window treatments...

The buildings will be 95' in width at each end (North to South) and 165' in width in the center. Each of the (10) towers are 225' in length housing (11) floors with 1st floor housing secure assigned private parking, freight elevator located adjacient to parking, (10) private elevators located in the massive 15K SF all glass lobby.
