CAMPUS DEFINED

Martin America offers 42 luxurious office condominiums as well as two nine-story towers each tower offering 136,000 square feet. These units range in size from 17,000 to 150,000 square feet (1,600 to 14,000 square meters), on 4 or 6 story arrangements. The average unit floor plate is 22,000 square feet (approximately 2,000 square meters) with the largest being 30,000 square feet and the smallest 17,500 square feet.

The office condominiums follow a naming convention where condos A1- A35 are arranged from West to East between the Golden Mile and the airport and condos C1-C24, also arranged from West to East, are located between the Golden Mile and the "backyard" areas toward the Village of Cahokia and the Southern property line of Martin America.

The "A" condos form a contiguous structure over a mile in length, which is interspersed with aircraft hangars and a secure access corridor. The "C" condos are clustered into 3 major groups each having 5 identical structures. Located between these major groups are "connector" office condominium buildings.

In typical condominium fashion, and not to be confused with an amenities list, each office condominium will: Consist of the space from "inside of drywall to inside of drywall", Include common element and limited common element per the "Agreement", Include connectivity to utilities as appropriate: Electricity, Water, Sewer, Voice and Data, have adequate elevators, fire exits and stairs per building code, varying architectural ceiling heights unit by unit, please refer to "Agreement." The individual condominium building/unit will be sold on a building basis at a cost of $1,500 USD per square feet. The inside of each condominium building may be designed to suit and accommodate the need, requirements and taste of the owner providing such build-out does not interfere with the building/unit mechanicals and is code compliant.
